Sell Your Home Like a Pro: A Step-By-Step Seller's Guide

Sell Your Home Like a Pro: A Step-By-Step Seller's Guide

The full playbook for getting top dollar, start to finish.

Selling a home has a lot of moving parts, and most people only do it a few times in their lives. This guide is for anyone thinking about selling who wants to see the whole process laid out in order, from the first conversation about your goals to the day you hand over the keys.

It's the most complete guide I have for sellers, covering pricing, prep, marketing, showings, offers and the under-contract stretch.

It starts with a conversation about your goals

Before anyone talks price, I like to ask a handful of questions. What do you love about this home that buyers will love too? Is there a number you need to walk away with? What does your ideal timeline look like, and do you already have your next place picked out? Would you rather make repairs or offer a credit toward closing costs? And is there anything you've been putting off fixing that might worry a buyer?

Your answers shape everything that follows, from the list price to negotiation strategy.

How your list price gets set

Pricing is one of the biggest factors in how a sale goes. When a home is listed too high, it often sits, and the seller ends up dropping the price anyway or waiting much longer for offers. Overpricing usually means less money in your pocket, not more.

Your home is worth what buyers are willing to pay. To find that number, I run a comparative market analysis using similar nearby homes that sold within the last six months, then adjust for the differences between those homes and yours. If your buyer is financing, their lender's appraiser will make the same kind of comparison, so those numbers can't be ignored if you want the sale to hold together.

Prep, staging and getting it seen

The prep advice comes down to neutral and clean. A neutral palette appeals to the widest range of buyers, and small fixes add up: declutter, fix the dripping faucet, pull the weeds out front. If you notice it, a buyer will too.

Once the house is ready, the marketing is about getting it in front of as many of the right buyers as possible: professional photos and video, including drone footage, a compelling listing description, targeted online ads, postcards to nearby homes, and direct outreach to agents whose buyers are looking for a home like yours.

Showings, offers and what comes after

While you're on the market, flexibility pays off. Say yes to as many showings as you reasonably can, and stay reachable once offers come in, because some arrive with short deadlines to respond. I'll talk strategy with you on every offer, and it can take a couple of rounds before both sides agree.

The free guide goes deeper on every step, including the full photo prep and showing checklists.

Common questions about selling your home

Do I have to accept an offer as it's written?

No. You can accept it, counter it or turn it down, and it's normal to go back and forth a time or two before reaching an agreement.

Should I stage my home if it's vacant?

Yes. An empty house can feel cold, and staging helps it feel warm and inviting, more like walking into a lovely hotel room than a blank space.
