7 Questions to Ask a Home Builder Before Signing

7 Questions to Ask a Home Builder Before Signing

The questions that reveal what a builder won't volunteer.

If you're planning to build, the builder you choose will be your partner for months, and every builder runs things a little differently. This guide gives you seven questions to start those conversations, so you're comparing builders on what matters and not just on how good the model home looks.

I always suggest interviewing more than one builder, checking references, reading reviews and walking their model homes. Keep asking until you feel you have enough to make a confident decision.

Standard features versus upgrades

It's easy to fall for a model home, but models are usually loaded with upgrades. Ask the builder to walk the model with you and point out what's standard and what costs extra, and ask to see photos of homes they've built without upgrades. Upgrades can push you past your comfort zone faster than you'd expect. While you're at it, ask whether they allow customization and how their home warranty works.

Decisions, deadlines and who you'll talk to

You shouldn't feel rushed into big choices. Find out how quickly you'll need to make selections at each stage and what it costs to make changes later. Then ask who your primary point of contact will be for the whole build, how available they are and how fast they usually respond. Lots of people will work on your house and you likely won't talk to most of them, so that one contact matters.

How the price is set and how it can change

New construction pricing depends on things like materials and labor, so ask how your final price is calculated and how it could change during the build. Many builders require payments along the way, so get clear on what's due, when, and roughly how much. If you're worried about costs climbing, ask upfront what can be done to hedge that risk and how the builder plans to keep your home on time and on budget. And ask when the home would realistically be ready for move-in, knowing some delays are outside anyone's control.

Have your own agent in your corner

Builders and their sales agents represent the builder's company, not you. That's their job, and it isn't a knock on them. But new construction comes with its own quirks, and I think every buyer deserves someone whose only focus is their best interest. Bringing your own agent into the process gives you that.

Common questions about choosing a home builder

Should I interview more than one builder?

Yes. Talking with several builders, checking references and touring their homes is the best way to find one that fits your vision and your budget.

Can a builder's price change after I sign?

It can, depending on the contract. Ask how your final price is calculated, how it could change during the build, and what can be done upfront to hedge against rising costs.
